Rental Policies

OPEN: Year round
SEASON: On each vacation home/condo/cabin page
HOLIDAYS & HOLIDAY WEEKS: Considered High time with slightly higher rates
ADD ON CHARGES: Cleaning fee & Tax rate is noted on each vacation home/cabin page which will be added to each booking

PETS & SMOKING:

ALL UNITS  - NO PETS / NO SMOKINGS / NO EXCEPTIONS
OCCUPANCY LIMITS: Strickly enforced and posted on each vacation home/cabin page
RESERVATIONS: Reservations will be accepted on a first come first serve basis.
AGE: You must be 21 years or older to secure reservation at any of Heaven View Ranch Inc. locations.
FORMS OF PAYMENT: Credit card is required for payment. Damage deposits are secured by credit card.
DEPOSIT: 50% deposit is required at booking. Rental fees for reservations made less than 60 days in advance are due in full at the time the reservation is made.
BALANCE DUE : Rental fees for reservations are due in full 60 days in advance of the date on which the reservation begins and will be charged to the credit card used to book the reservation.
RENTAL CONTRACT: Reservations shall not be transferred or assigned without consent of Heaven View Ranch Inc.
CANCELLATION & REFUNDS:

Before 60 days of arrival, there is a 15% Cancellation fee of the original booking total including tax and cleanout.

Within 60 days of arrival 15% Cancellation fee as noted above applies. Remainder will be refunded ONLY if the home can be re-rented.

INSURANCE:

DAMAGE:

Charges will be made for any broken or missing items and for any damages to property, furnishings and equipment in the amount necessary to replace and/or repair said items.

Charges will be made for missing keys.

In units where private hot tubs are provided, note that we take extra effort to make sure all chemicals are balanced and that the condition of the water in the tub is ready for your use. If after your use, the condition of the water requires that it be replaced before the next guests, this would result in an addition service charge to you and the amount of that charge would be determined by the Hot Tub service provider as it can take up to 4 hours to address issues as noted. Some items which could ruin the Hot Tub water are any beverage or food with yeast products, children urinating in the tub, not showering before entering the tub, or other adult body fluids.

DIRTY UNIT : An additional cleaning charge will be made if any unusual or excessive cleaning is required when the tenant has checked out.
